How to Become a Real Estate Appraiser in Alabama

In Alabama, the Real Estate Appraisal Board handles real estate appraisal licensing. Alabama is unique in that they offer a 5th type of licensing called a State Registered Real Property Appraiser. The “State Registered Real Property Appraiser” classification includes those individuals who may perform real estate appraisals on non-federally related properties (those properties which are the subject of appraisal for non-federally related transactions). After completing of 1,000 hours in a minimum of 12 months and passing of an exam, you may perform real estate appraisals on non-federally related properties which are non-complex 1-4 family properties and have a value of less than $250,000. Of course, for all federally related transactions, you will need the standard state licensing/certification.

Alabama Trainee Real Property Appraiser

Basic Requirements: Must be 18 years or older and submit a completed application
Training Requirements: None; No experience required
Education Requirements: 75 hours of qualifying education courses

Alabama State Registered Real Property Appraiser

Basic Requirements: Must be 18 years or older and submit a completed application
Training Requirements: 1,000 hours of experience in no fewer than 12 months
Education Requirements: 75 hours of qualifying education courses
Fee: $275.00
State Required Test: Yes

Alabama Licensed Real Property Appraiser

Basic Requirements: Must be 18 years or older and submit a completed application
Training Requirements: 2,000 hours of experience in no fewer than 24 months; 30 semester credit hours of college level education from an accredited college, junior college, community
college, or university OR an Associate’s degree or higher (in any field).
Education Requirements: 150 hours of qualifying education courses
Fee: $275.00
State Required Test: Yes

Alabama Certified Residential Real Property Appraiser

Basic Requirements: Must be 18 years or older and submit a completed application
Training Requirements: 2,500 hours of experience in no fewer than 24 months
Education Requirements: Must have bachelor’s degree from a college or university accredited by the Southern Association of Colleges and Schools or a similar recognized entity within the United States; 200 hours of qualifying education courses
Fee: $275.00
State Required Test: Yes

Alabama General Real Property Appraiser

Basic Requirements: Must be 18 years or older and submit a completed application
Training Requirements: 3,000 hours of experience in no fewer than 30 months
Education Requirements: Must have bachelor’s degree from a college or university accredited by the Southern Association of Colleges and Schools or a similar recognized entity within the United States; 300 hours of qualifying education courses
Fee: $275.00
State Required Test: Yes
