How to Become a Real Estate Appraiser in Georgia

In Georgia, the Georgia Real Estate Commission & Appraisers Board handles appraisal licensing. Georgia is one of the few select states with a lower minimum time requirement to obtain the necessary experience hours for licensing.  The 2,000 experience hours can be obtained in 12 months. Most states require the hours to be obtained in no less than 18-24 months. However, Georgia has more strict requirements than other states for the appraising of complex properties for certification. 25% of experience hours for certification must be in complex one to four unit properties.

Georgia State Trainee Appraiser

Basic Requirements: Must be 18 years of age or older; must provide a copy of criminal history and proof of lawful presence in the United States
Training Requirements: None
Education Requirements: 90 hours of core courses or courses approved by the board; must also complete AQB approved Supervisory/Trainee course

State Required Test: No

Georgia Licensed Real Estate Appraiser

Basic Requirements: Must be 18 years of age or older; must provide a copy of criminal history and proof of lawful presence in the United States
Training Requirements: 2,000 hours of real estate appraisal experience over the course of at least 12 months
Education Requirements: Associate’s Degree or higher, OR 30-hours of approved college-level education and 75 hours of qualifying education courses
Fee: $125.00
State Required Test: Yes

Georgia Certified Residential Appraiser

Basic Requirements: Must be 18 years of age or older; must provide a copy of criminal history and proof of lawful presence in the United States
Training Requirements: 2,500 hours of real estate appraisal experience over the course of at least 24 months; 25% of these hours must be in complex one to four unit residential appraisal work
Education Requirements: Bachelor’s Degree or higher (no individual course substitutions are allowed). 110 hours of qualifying education course for anyone holding a Trainee or State Registered classification; 50 hours of qualifying education for anyone holding a State Licensed classification
Fee: $125.00
State Required Test: Yes

Georgia Certified General Appraiser

Basic Requirements: Must be 18 years of age or older; must provide a copy of criminal history and proof of lawful presence in the United States
Training Requirements: 3,000 hours of real estate appraisal experience over the course of at least 30 months; 50% of these hours must be in non-residential work.
Education Requirements: Bachelor’s Degree or higher (no individual course substitutions are allowed). 210 hours of qualifying education course for anyone holding a Trainee or State Registered classification; 150 hours of qualifying education for anyone holding a State Licensed classification; 105 hours of qualifying education for anyone holding a State Certified Residential classification
Fee: $125.00
State Required Test: Yes
