How to Become a Real Estate Appraiser in Tennessee

homeThe Tennessee Real Estate Appraiser Commission (part of the Department of Commerce and Insurance) handles the receiving, processing and approving of real estate appraiser applications. In Tennessee, an appraiser trainee is titled as a Registered Trainee Appraiser. You must get this license in order to obtain the required experience hours. Tennessee requires an appraiser who has been certified for at least 2 years to sponsor you on your registered trainee application and act as one of your supervisory appraisers.

Your supervisory appraiser must accompany you on all inspections until you have obtained at least 500 hours of experience and he or she feels that you have obtained adequate education and experience and competency to conduct inspections. Exceptions apply to those assignments greater than 50 miles from the appraiser’s office or any assignment for which that the trainee does not have the proper experience or competency.

As of January 1, 2015, those applying to be a licensed or certified appraiser must have an associate’s degree or higher (license) or a bachelor’s degree or higher (certified). The alternative option of taking credits hours in applicable courses will no longer be accepted. Degrees are now required.

Tennessee Registered Trainee Appraiser

Basic Requirements: United States citizen or a qualified alien as defined in Tennessee’s Eligibility Verification for Entitlements Act
Training and Education Requirements: 82 hours of qualifying education courses

Tennessee Licensed Real Estate Appraiser

Basic Requirements: United States citizen or a qualified alien as defined in Tennessee’s Eligibility Verification for Entitlements Act
Training and Education Requirements: 2,000 experience hours under a certified appraiser over a minimum period of 24 (twenty-four) months + 150 hours of qualifying education courses + an associate’s degree or higher (or complete 30 semester credit hours of college-level education from an accredited college, junior college, community college, or university).
Fee: $555.000
State Required Test: Yes

Tennessee Certified Real Estate Appraiser

Basic Requirements: United States citizen or a qualified alien as defined in Tennessee’s Eligibility Verification for Entitlements Act
Training and Education Requirements: 2,500 experience hours under a certified appraiser over a minimum period of 24 (twenty-four) months + 200 hours of qualifying education courses + a Bachelor’s degree or higher
Fee: $555.000
State Required Test: Yes

Tennessee Certified General Real Estate Appraiser

Basic Requirements: United States citizen or a qualified alien as defined in Tennessee’s Eligibility Verification for Entitlements Act
Training and Education Requirements: 3,000 experience hours (of which 1,500 is non-residential) under a certified appraiser over a minimum period of 30 (thirty) months + 300 hours of qualifying education courses + a Bachelor’s degree or higher
Fee: $555.000
State Required Test: Yes
